I am wanting to purchase a house down the street from my parents. This is not my first time buy (I was stupid when I was 21 & helped a friend get a loan for a condo not realizing it would ruin my first time buyer deals later). I have been in contact with the selling agent (the house is BANK OWNED) & he told me to get a Pre-Approval letter for a loan. I did this (very quickly too) & tried to call him today to let him know I have it and he went on vacation! Now the agency is not letting me work with anyone else & I’m afraid the house will sell! I want to get an offer in ASAP, but I’m being roadblocked here.
Tonight, I went to look at the house & there are AUCTION signs all over the place! Here I am ready to go, have my Pre-App and they want to auction the darn place.
What should I do? I am trying to contact real estate agents at this point to see if they can do anything, but it’s late on Friday night and nobody is in their office (understandably). With never doing this before I am scared this house will be ripped out from under me when I’ve been ready. This house is in a great location, is a HUGE lot and is super cheap (and it’s in So. Cali). So, I know this house would sell even if on fire.
Any advice would be SO appreciated right now. Thank you all so much!, more
and Question about liens. What does the phrase below mean? First lien may be assumable at 14%-18% interest with 6 points up front.

and Open Question: How to apply for HDB DBSS flat? My boyfriend and I are planning to get married in 4 years time & would like to apply for a Design-Build-Sell-Scheme (DBSS) HDB flat. Currently, he’s the only one with full-time employment as I’m still furthering my education & will be graduating in 2 years time. We thought of applying the flat & my fiance as the sole-applicant. He’ll be eligible for the Additional CPF Housing Grant (AHG) on top of the existing CPF Housing Grant. His monthly income is between $3K to $3.5K (he’s in the personal health & fitness line). Can anyone advise me:
1. When will be the feasible time to apply for the DBSS flat (considering it only takes 3 years to complete)?
i) Now, with my bf as the sole applicant, OR
ii) After I graduate, so we apply as joint applicants
** Reason for the question for when is bcos, we’d like to take advantage of the Add’tl Housing grant.
2. If say, we’re lucky & able to select a unit, what are the payments they expect up-front?
3. I don’t understand the CPF Housing Top-up Grant’s eligibility, so can anyone clarify?
4. Which kind of couple profile are financially capable to get a DBSS flat priced between $400K – $550K, inexclusive of the eligible housing grants mentioned?
I hope anyone can offer me any advise as I’m clueless about this & I really would like the idea of a DBSS flat without the financial burden. Any info will be greatly appreciated
