How much time, by law, does a former tenant have to make repairs to a rented property?

-property was in a short sale
-no new tenant or owner would live there for at least 60 days
-so I agreed to make repairs after moving out
-the owner went ahead with repairs without me in less than two weeks
-I could have fixed property and gotten my deposit back
-would this hold up in court??, more 


and how do I go about becoming a Real Estate agent in AK?  What classes do I need to take and is there any financial aid to help out? How does the income work with Real Estate agents, more 

and buying a home with not so good credit?  We want to buy a home, as every American does. But, before going through all the tussle bustle I’m wondering if we should even try.
His credit score isn’t to bad but mine is not to good, all hospital bills from 2 or more years ago that we are slowly paying off. But they are being payed through credit collection people so it is already on our credit.
Here are some more facts…
~I am disabled and receive a monthly Social Security check.
~We have a 4 year old and another child on the way
~Never owned a home before
~No bankruptcy for either of us
~None of our credit is credit card default, most to all is Hospital bills and one student loan that is not in default.
if there is anything else that is important to know, i can add it (if you can do that)
anyways…is it possible to buy a home with not so good credit…?, more 

I went to a mortgage broker and she told me I could refinance my home at 4.5% with Fannie May?  I am currently paying 6.5% with Washington Federal Bank and owe $68,000.00 on my mortgage. I have heard a lot of bad things about Fannie May. Should I do this or just stick with what I have?, more 

and Are income restricted apartments very strict with the income limit?  I’m going to apply tomorrow but I just noticed that I went 3k past the limit. If I add another person then we’ll be fine. Should I just apply for the 3 that will be living there and ask if they would allow even if we go over or should I just put another resident (my sister-in-law, under 18) so that our income is within the limit for 4 people? Would they check if my sister-in-law lives there? Thanks, more
