In MO are there any penalties or fees due to foreclosure?

I am trying to figure out what is best for me: foreclosure, bankruptcy, or short sell. I cannot keep up the payments on my home and I know they will all hit my credit report pretty hard. Would I have to pay any penalties or fees if I just walked away from my home and let it go into foreclosure? I think I’ve already exhausted all my other options like loan modification., more 

and What can I do to get another tenant to keep the noise down?  My tenant occupies the first floor unit while another tenant occupies the second floor unit which is owned by someone else. Unfortunately the owner put down hardwood floors and its been a nightmare ever since. We keep going back and forth with my tenants complaint about the noise- I don’t blame her at all for wanting peace and quiet. Why the other owner decided to put down hardwood floors is beyond me! My tenant told me she’s not sure how much longer she can take now that the upstairs unit is occupied by a woman and her wild child who runs around until 10:00pm. As an owner, what can I do to help solve this? The other owner really should put down rugs like there were before. Its a condo so there are multiple units. His is the only one that has hardwood floors above the second floor. I feel terrible and I don’t want to lose a great tenant. The other owner and I email all the time but this time he really needs to find a solution.. put down rugs! Can I take him to court if I lose my tenant over lack of peace and quiet?, more 

and How can i find a legit agent?  My daughter wants to act and sing we live in Az. but i want to find a good agent in L.A. also i need to find out where they hold casting calls and auditions.If anyone can help me out that would be great.

My brother and his wife are about 5 months behind in their mortgage payments. They filed the?  necessary paperwork showing financial hardship. My brother’s business is down like 40% from last year. They are awaiting a response. They filed the paperwork about 3 weeks ago. In the meantime, we have an uncle who found out about my brother’s situation and sent him a check for $14,000. Now my brother is very grateful he did this. However, my brother knows that if he pays this money to the mortgage, in another 5 months, he’ll be in the same boat he is. He is considering using the funds to get a rental and let the mortgage company do a quick sale. My brother has a concern that the bank could find out about the money and freeze his account. Does anyone know what he can do?, more
