(UK) Once your tenancy agreement is up, how long do you have to stay?

My landlord wants to end the tenancy for Which ends the begging of June. Because I am in a situation where it might be hard to find somewhere else she said that I could stay until september when she wants to get students in. But no agreement will be signed. So if I find a place before septemember, can I then just move out? I know i have to pay rent for the time I stay here but if I find somewhere for the begging of august can I just leave or am I obliged to stay until september?, more 


and I moved out of my previous apartment 4 days after the end of my lease does the landlord get 2 keep my deposit?  security deposit, more 

and Can I get a lower home loan rate from the date of locking to the date of closing ?  If today I lock a rate for 30 yr fixed for about 5.25% for about 30 days. and if my closing is in June end(next month).
1) Now before the closing date, lets say sometime in 1st week of June if the loan rates fall to 4.80% again , can my lender give me that rate ? or do I have to stick with the 5.25% what he is offering me ?
2) Is there a charge for this ?
3) Does lenders do this ?, more 

Is it weird to buy a house with a friend?  is it even possible if you are not married or related?

and We have a buyer for our FSBO!! Now what?  I recommended him to my mortgage lender and he is good to go on the loan. We have already decided on a price, we will be paying part of closing costs, etc. We are going to be filling out and signing a “agreement to sell real estate” form tonight. The guy has worked in construction for years (plus the home is only 14 years old) so has said he would not need an inspection. We also spoke to an attorney about closing (same lawyer we used to close on the home we live in). I believe the lawyer will do the title search, etc. on the home.
What else would we need to do to close this deal? There are no real estate agents involved. I have sold a home by owner before, but it was a while ago, so we want to make sure we do things properly.
