I have a huge problem (which I know I brought on all myself) but I am in need of some advice. My mother, husband, and I bought an apartment building in October 2008. My mother took a unit and my hsuband and I took a unit (the other units are rented). My older sis moved in with my sis (bringing her 4 small children) my sis has worthless friends who party (drugs included) lie steal and cheat. In the past whenever they would be around we had nothing but trouble. I told her in order for her to live here, her friends could not be here. She could not move them in, they could not be here partying, etc. The problem is she won’t listen to me. I am constantly having to battle this out with her and even my mother. My mother tells me how I am being controlling. Maybe I am but it is to protect my business and reputation. I don’t care what she does but I will not have trash at my building (I have evicted tenants for partying and carrying on. ) legally I cannot seem to do much to have these people removed bc my mother says she gave them permission. i do not have a lease with my sister. (i can not evict either because my mother won’t agree to evict my sis.) Unfortunately, my husband is an alien and unable to own property at the moment. so for now it is only me and my mother. I am suppose to have 66.7% ownership and my mother have the remaining 33.3%. However we never had an ownership paper drawn up (in fact at the moment I think my mother would not sign any such paper because I am so ‘controlling’) my sis had a party planned (which she invited my one tenant’s underage children to to drink and smoke pot) I stopped it before it happened. My mother became upset because she said it is my sis’ business if she wants to have this party. However the party would have taken place on my property. Please help me what can i do so that I can legally take control of my business! I did call the police and speak to them tonight about the person my sister has over. The officer told me to get a lease with my sis but will that really help even if my mother says she gave the permission? and also will it help since my mom lives in the unit w/ my sis?
My mother gave no money for the purchase of the building. It was solely my husband and I. I asked her to be on it too because my husband couldn’t I wanted someone else who could have authority in case anything happened to me.
As I said I assumed my mother would help me. she was a business major in college and has had a lifetime of experience in the field. I figured she would be an asset. i never thought it would turn out this way (yes i know it was very dumb and naive of me.), more

and How does a first time buyer get a home loan? Moving for a new job and going across the country. Will I have issues due to my currently employment ending and pending employment in terms of the loan application? Any guidance would be good because it is very confusing about how to go about this process., more
Historic Zoning vs. Commercial Property… how far? If a historic home is on the national historic registry is there a law saying how close or if there has to be a “buffer zone” between that historic property and a property that is being rezoned dense residential (slummy apartments) / commercial.
