10% down on a $550K home, must I have an FHA loan?

Posted by on Jun 19 | Real Estate Investing Chatter

I got pre-approved for a fixed rate 30 yr loan from coldwell banker mortgage services. They says that for a $550000 home with 10% down, I need to get an FHA loan, but with 15% down I do not need an FHA loan. The sellers however don’t like buyers who are using FHA loans. My question is that is it possible to get a non-FHA loan with 10% down? I am fine with both fixed rate and adjustable rate mortgages. I have a 770 FICO credit score. Thanks!, more

and My mom bought a house in VA 3 weeks ago, what rights does her boyfriend has?  He doesn’t have anything on his name, and he doesnt pay anything, so has no receipts. They have been together for 3 years. After certain amount of time, does he gets any % of ownership just for living here, and what rights does he has?, more

and Landlord and Maint. Man plotting against me.?  I am the victim of theft from the maint man that resides on the premises. We have a 2 car garage on the property. That the landlord uses for storing things. Well I have property in it and it stays locked. Only a few tenants have a key. I know it was the maint. man but cannot prove it. I’m trying to get my landlord to get him to return my various items that went missing. Seems he likes thieves. Now my landlord is giving me shit cause I’m giving him shit about his employee. This is a very long complicated story. But in the end they get away with stealing and forcing me to move. I’m on unemployment and can barely afford rent as it is. What can I do? My 2 boys will have to move back to their alcoholic moms house. It seems my world is crashing down around me. There are no jobs in this little place and jobs are so hard to find. Any advice would be great.
Also I live and maintain 2 apartments that were turned into one so as I could gain custody of my 2 sons. Well he failed to tell me when i moved in that one of the apartments has another apartments electric hooked to my box. Therefor I’m paying 3 electric bills for 2 apts. Well I didn’t find out until it was to late and the electric was in my name already. Well he refuses to pull my line from the other apt and hook to my 2nd apt. there fore relieving me of this burden. He says my rent is so low that at least i could pay that other apts electric. Its efficiency and the electric is included. Apparently hes losing money splitting the upstairs like this. And he did it for the kids. so I hooked the gas line from 104 to 106 which the landlord pays and he said it was fine. Now I got an e-mail that he has to charge me for the last 6 months of gas usage in 106 which is the efficiency apt that i pay the electric bill in. Follow me so far. What have I gotten into? And how do I get out?, more

and How can I insure that I will get all of my security deposit back?  I am looking into moving into some new apartments. After reading up and doing my research on these apartments I found that the company that runs this property has had some complaints against them for security deposit refunds. According to some previous residents they state that after moving out the management keeps the security deposit and billed them for extra charges. Now I understand that the landlord has the right to keep the deposit and bill for any damage not covered by the deposit. But these tenants are saying that these charges that they are getting billed for are false. Plus the landlord doesn’t notify them in a letter or itemized list of damages. Instead they say that the charges are automatically out on their credit reports and such. As I said before I am looking to move here and I came across these problems and want to know how I can go about making sure the landlords don’t screw me in the ways they seemed to screw these other people., more
