I’m planning on buying a home and can only put 10% down. We are thinking about going with an CHFA loan, however there is an upfront fee of 1.75% of the principal balance that can be factored into the loan. This loan also has 1 point; so basically we are paying a 5% interest rate on 2.75 points. My question is will a CHFA loan be worth it if we are still paying 2.75 points and will the PMI remain at around .500% of our loan until we have 20% equity in the home?, more

and My landlord is taking my deposit, what can I do? Basically me and my girlfriend had to end our tenancy right on the end of the tenancy date, we explained to the agency and they were fine about it. They said to return the painted walls to white and leave the place tidy. We did exactly that, the place actually looks even better than when we started the tenancy. Yet the agent come round and basically said the place was an eyesore, even though the problems he mentioned were basically their fault for not repairing a broken window that was smashed before our tenancy started, and they never even come round to fix. All in all, the problems wouldnt have even come to £50 yet theyre trying to screw us out of £350. Now im thinking about seeking legal advice., more
First time home buyer/single mother…needs help!? I am 28 years old. I am a single mother. I live in Ohio. My credit score isnt the best but I am paying off all my credit cards by September. I am waiting on my Lawyer for a settlement from the state for victims of crime. I would like to put a down payment on a loan. But I am unsure of a lot of things. What minimum credit score do you have to have to get a loan? Should I keep my 2 credit cards open? The only other thing I have is a bankruptcy from 2007 and school loans…b/c I am a current student. I am looking for a house less than 100,000…the cheaper the better. I make right now, $27,700/yr. I do have more income from my fiance…but he is laid off at this point and I would like to try on my own. Does anyone have any suggestions? Or know of the FHA qualifications?, more
