Is there a legal way to get out of my home loan without affecting my credit?

I was given a home loan with ratios that are 45% of my gross and 65% of my net. Also they gave me a variable rate when I was told it was fixed, which is what I asked for. When signing papers they showed me my rate and I asked if it was fixed they said yes. But that isn’t the case. I have had my home for a year. Is there loophole or other legal action I can take. I will walk away from this home and go elsewhere. I just don’t want to have a foreclosure or short sale on my credit which will limit my ability to get another home and ruin my 800 credit score. What can I do?, more

and Do tenants have a right to not pay rent for the time it takes the landlord to fix air conditioning?  It is 90 degrees in our house and only gets hotter they said they won’t come until tomorrow afternoon. and NYC APARTMENT HELP? Will a board approve someone of buying an apartment if their 19 year old son is………..?  …Living with them?
Will they be hesitant to allow them to live there because of their son’s age? You know, 19 year old kid, might be a typical college party-er,etc.?
Basically my dad is getting an apartment but I will be living there b/c I go to school in Manhattan. On the board approval contract, there is a space where you are supposed to put who will be residing in the apartment and their ages. I’m 19 and I’m afraid that the board will reject us because of my age and pre-conceived notions about college students. I am not a typical college partying student (never been drunk, did drugs, never even go to parties), more 

How hard is it to get a landlord to rent to you at 18? I heard they dont do it if ur under 25.?  Lots of people say they wont rent to under 25′s. Council are useless. And mortgages are hard to get/expensive. What do they expect us to do (well im nearly 17 now).
Is it possible to find a landlord who accepts 18 year olds? because I doubt council will give me a place, not by that age atleast, more 

and my wife and i filed b.k. a year ago and have stable jobs for over 2 1/2 years and our looking to buy a home?  we have paid good on all of our utilities and car payments and etc for the last three years! can we buy our first home with fair credit and a recent b.k. of 1 year or so?, more
