Need help with selling house quickly to downsize…. Please help.?

Need to downsize home. I own it… I bought it for 180k 1 1/2 years ago…
I just want to know this…is there something that can help me sell my house fast…Like a quick sale…and if i did do this, how much would i be expecting to loose in money… OR Isnt there a thing were you can buy other property based off of your property selling? Please, whoever can help me the most will certainly get 10 pts. Thank you so much!, more 
and I want to rent a beachfront villa w/a grassy area for a wedding/reception? any rental websites or ideas?  I am trying to find a villa to rent out for a wedding. The main things I want are beachfront and a large grassy area for a reception. It would be a plus if there was a pool and I want somewhere with nice furniture inside, not the palm tree-patterned type. My budget is anything from $1000-3000 a night.
If you know of any specific villas or just websites that have these types of rental villas please let me know! thank you., more 

and is the iowa pre license real estate final exam like the unit test on the computer?  Are you able to go back and correct the ones you miss?? just looking for an answer, more 

How do I hire a mortgage underwriter,?  what type of legal forms can I get them to sign so they wont steal my deals?, more 

and If seller won't vacate on agreed upon closing date, what remedy should we request?  We did what was supposedly our “final walkthrough” of a home we’re purchasing today – closing is on Monday a.m. first thing. The contract states that seller must vacate the property at closing, and remove all personal items not sold with property, and all debris.
The seller was still living in the home, and had considerable personal property still in the home, and considerable mess, as well. It seems unlikely that he will be able to remove everything by Monday morning.
What is the best remedy? What financial consideration should we request if seller wants to move the closing back (while we were not set to move in immediately, we did have contractors coming immediately to do repairs on the home, so they would be complete before our rental lease was over)., more
