apartment and moving issues…?

Ok, here’s the situation:
I’m moving to a new city for school. Since I really wanted to get a place with roommates, a few of my coworkers and I agreed that when we all go to Montreal (which we all had plans for anyways) that we would move in together. This is fine. Then one of the girls finds a place and signs the lease before the other girl and I even see it. We pay first months rent while she assures us its a great deal. Anyways, we get there..its a nice place, however, it lacks a bathroom door, a sink in the bathroom and walls dividing our individual rooms. My roomie assures me that the landlord intends to fix this (little did me know, he left for vacation for a month and wont be back for another few days).
Its the end of june, I start school in september.
My bf (who lives in toronto) and I were then complaining about the issue and we thought, “hey! Why dont we get a place”..so he applied to a bunch of schools in the area. And recently got in. SO! We want to move in together (into a better and closer place to my school) But HE can only come around august/september. So…what do I do about my current apartment, I haven’t signed the lease, but I don’t want to leave my roommates without someone to pay a third of the rent. How can I find somewhere to stay without REALLY inconveniencing my roommates or moving out for 2 months?
(btw this is my first out-of-home experience with apartments…)

But what I’m really worried about is the lease and the landlord..Do I stay in the apartment until my bf can move into the region? Do I sign the lease now and then sublet it for the rest of the year?…Do I not sign the lease and make an agreement with my roomies to pay my half until I’m gone?…, more

and Why should I use an Apt Rental Agency to find me a tenant?  Hi, I am a home owner in MA and I am wondering what the benefits are if I use an apartment rental agency/broker to find a tenant to rent my apt rather than doing it myself.
I know they will run credit checks and background checks on potential tenants for you, but other than that, what are the benefits? Do they offer a “guarantee” on the tenants they find?

and Problem with teenage friend of tenants causing damage…What can I do?  In Oct. 08 my husband, mother, and I took over an apartment building. My husband and I have one unit while my mother and sisters have antoher. The other 2 units r rented. One unit is an older couple. The other unit is a middle aged woman her bf and 2 teenage children.
We have always enjoyed summer activities such as cooking out, volleyball, badminton, swimming, etc. We purchased a cheap ($15 at walmart) 5 in net and raquets/balls etc. We also purchased a small swimming pool (u can’t really swim but it is enough to cool off a day. it is only a blow up one bc of insurance)
The teenage kids have a friend who is constantly visiting (he lived with them for a short time) when he visits the tenant’s 2 kids are out of control. Also when he is around we have things happening. He has broken into r basement to steal beer (a man rents it as a storage and he owns a bar). We have had solar lights half of them r now broke. The swimming pool has a hole. The volleyball net has been cut. One badminton racquet is completely broken the metal ring is broken apart in 2 places. The other racket had the protective plastic coating ripped off the handle then was left in the yard in the run and now has mildew all over it. I have found the birdies ripped and thrown in the gardens we have planted. 6 rose bushes along the back of the building all of them had been ripped out and r now ruined except one.
I am very frustrated I know it is the friend. I saw him beating the rackets off of the ground yesterday when I came home. He has admitted to my sister that he is the one who broke in (and still tries too. we are having security cameras installed). There r many issues with this boy. We have spoken to the tenant about this and now her children r calmer when the boy is around. But the boy is still a problem.
We also have an issue of this friend and another friend of the tenant’s children hitting my neices and nephews. The one friend chased them with a metal rake. Its insanity (my neices and nephews r between 2 and 6 the boys r 16 and 19!)
I will give the tenant a last warning today for all incidences. Can I make the tenant pay for the damage that has been done? Can I ban the boy from our property? i am extremely irritated and angry. I do worry about being too strict I have to admit I am a little afraid of these people. They r not the types of ppl I would rent too. They were here when I took over. I thought perhaps I was being judgmental and rather then evicting them I decided to give them a chance. Opinions plz. And plz don’t just say evict them. There is process in my lease for eviction that I am following. But any other advice or opinions plz
The racket was left in the rain sorry not the run.
We were too nice I know that. We did put these things in for us but told the kids (and even the older couple) that if we weren’t using it and htey would like too that they were more than welcome too. We did this thinking they would be a bit more respectful rather than us banning them from it.
one evening I did catch the boy (along with the tenant’s children) drinking. which violates the lease (they were noisy and disturbed not only tenants but other neighbors) as well as it being illegal and there are to be no illegal activities on the property. they received a warning for that. One more incident and I can evict. I am just waiting and praying for an incident., more

and Should I 'short sale' my condo?  OK, I owe about $127k and because the market crashed, it’s now worth only about 108k. If I were able to sell it at 108k, after closing costs and realtor fees, that puts me in the $25-$30k out of pocket, which I don’t have. I’ve moved out because I got married into a house which I’m renting, so it’s getting tough to carry rent plus that condo mortgage. I am trying to get a renter but because of similar properties the best I could get for rent would still put me about $400 out of pocket each month. Now, I don’t really want to foreclose, but what about a short sale? I know that would still drop my credit, but by how much? I’ve read anytihng from 50-300 points. I won’t be looking to buy regardless for another couple years so maybe some of that could recover. Now I’ve read everything I can about it online, and I’m trying to schedule an appointment with an attorney and a money advisor. Is anyone out there either of these, or have done a short sale yourself, or been in a similar situation? Thank you for any advice!
