Will I have to be paying the full finance charges even if I pay off early ?

Lets say I buy a home with a loan of 100K and the finance charges are 50K for 15year fixed rate.
So at the end of 15 years I would have paid the lender 150K in total.
Now If I pay of the loan early in 10years then will I be paying his 50K finance charges along with the 100K loan ?
or will I be paying(approximately) = 100K loan 35K finance chages ?, more 


and How is last months rent applied?  When I moved in I paid 4 months worth of rent first months last months an additional month and security deposit. My landlord was being an a**hole about the whole thing bumping it from 3 mths worth of rent up to 4mths saying my credit score was low, but I paid it and moved in. So I am in the process of closing on a home and hope to be out by August. So currently he is holding on too 2 mths worth of rent he applied the additional month last April once my lease ended and I was switched over to month to month.
Currently he has two months worth of rent I figure it’s last and security so if I plan to be out by August do I have to pay July’s rent or is the last months rent he’s holding onto applied? He already has a security deposit on hand that I don’t expect back until he goes over the unit. And knowing him he’ll keep the total of both if he could.
I’m a good tenant have always paid my rent on time. He has issues with me becuase I always stand up for myself when it comes to SCEP & ROS fees and interest due to me off the rent he’s holding. I live in Los Angeles, CA. The city is all for the tenant they have laws that protect us from slum lords. He fails to give me proper notice on fees and when entering my apartment. I should have taken him to court a long time ago but I don’t feel like stirring up problems., more 

and In Arizona, Can a landlord charge sales tax?  I have been an apartment renter since 2006 and have always had the same rent total each month. This months bill total was seventy seven cents more. I was billed a sales tax of seventy seven cents under utility charges (Water, and Sewer). I have never before been charged sales tax up until this month. Please help. Sources would be greatly appreciated. Thank you., more

2) Can we negotiate this fee ?

and My husband and I plan on paying off our mortgage very soon. We have a son that we want to pass this house on?  to one day. What can we do to insure he will get it and not bill collectors. Do we put it in a living trust? Would that protect it or a corporation? We are healthy. I am trying to protect it in case either my husband or I have major health catastrophe., more
