and I'm 17 years old and my college housing fell through. Help!?  I’m starting college in September and my best friend’s stepmother was going to let me stay with her because my best friend lives with her already. She just decided that not only does she not want me staying there but she’s kicking out my best friend too. I’m trying to find an apartment that we can live in but I have no idea where to start., more

and Sulfide in water, we want to break the lease?  We’re in the fifth month of a year-long lease. When we moved in we immediately noticed a strong sulfur smell from the well water that is present in any and all water applications; based on our research it is not a long-term health risk, but it is most certainly a quality of life issue, and we were not notified of the water quality prior to signing the lease.
We brought the issue up in the first month of tenancy, and in order were told that:
A: the landlord did not know about the problem (but now claims that 90% of the wells in the area have an issue)
B: the problem would go away on its own
C: that the previous tenant had not complained.
When it didn’t get better as promised we again brought the issue up this month. The landlord brought in a plumber to take a look at the water heater, who made it clear that it was not the cause. To fix the problem would cost thousands for a filter, which we do not expect the landlord to want to pay.
What we would like is to be let out of the lease legally and without further responsibilities, with this being our last month’s notice (we understand that we normally we are liable for the rent until they get a new tenant, but if they are honest and tell prospective tenants about the water they won’t be renting it to anyone sane…). As per a recent conversation the landlord is not keen on our version of dissolving the lease.
What legal options do we have? Can/should we sue in small claims? Do we have a leg to stand on? Any recommendations? We’re in Washington State, thank you!, more
