How do you deal with a landlord who simply will not hold up her end of the bargain on your lease?

We have had multiple problems with our landlord from not fixing things properly or timely to trying to charge late fees when the state laws state she has to give you five days after the rent is due. Tried to inform her of her wrongs and she told me to get a law degree before talking to her. She is from another county but is now a citizen. She believes she can do whatever she wants. She is now becoming a slum lord and doesn’t even take care of the grass as is stated in the lease. And she rents mainly to illegals. She told me to take her to court because she knows all the judges and they will not go against her, it will be a waste of my money. Maybe I should just move. Mine is the only rent she gets on time.
The general statutes of this state require 5 days before a late fee can be incurred. And I am thinking that moving is for the better. Oh, and immigration has been informed, more 


and If my wife has excellent credit and I have OK credit, but make more how do home lenders decide the intrest?  My wife has excellent credit, and I have OK credit, but I make more then her. We both need each others income to afford our new home. How do lenders decide what intrest rate to give us?, more 

and can i get a home mortgage with bad credit?  can i get a home mortgage with a 600 credit score, more 

Buying a house with low credit scores?  For the past year I have paid old debts and concentrated on improving my credit score and saving for down payment. I have worked hard but my credit is not showing any improvement. It went from a 576 to a 610 (trans-union) from a 512 to a 580 (equifax) from a 512 to a 512 (experian). Just checked my Fico and it says my score is 512.. What is going on? I have paid everything on time and paid everything that was old. Will I be able to get a loan for a mortgage with these crappy number? Please help :0(.. I need to know what to do.. It has been a year and nothing has changed..and I would like to get a house before November., more 

and First apartment. Help?!?  I’ve looked everywhere for the answer to this but How much can I expect to pay the FIRST month livng there? I mean like rent and all the deposits, cutting electric on and all of that kind of stuff that i will have to do to move in?
Also what deposits do most places make you pay and how much did you pay?
