landlord and i have tenant hasn't paid rent in 3 month how do i get them out and how long does it take?

and Security Deposit question?  I recently viewed an apt and put a security deposit on the apt. The apt was to be finished 7/1 and is not completed I asked for my deposit back because the place was unsatisfactory from my first viewing when the tenants possesion covered all the damages the landlord stated he had 30 days to return the deposit I wanted to know how true this was. I live in the state of NJ. I also did NOT sign the lease
the deposit was to secure that we could have the apt. Didnt sign the lease because it stated you would take the apt as is that was for the final walk through the apt was not upto standards and he knew that the same reason he didnt want to do the final walk through I will call the court house though, more 

and Need help – collecting Rent in my fathers building.(building owners HELP)?  My father left for vacation and i don’t have his phone number
I don’t know what to do with the Checks. He told me to write the amount of rent on a slip and give it to the bank (he signed the slip)
Help please i need to have it in by the 3rd

and what can i do with the equity in my house?  we bought our house last october for 56000 and remodeled the whole thing and added a deck and a few other things and we are wanting to refinance so we will have equity. I was wondering with that could i do anything with it like buy a vehicle or how does that work exactly?, more
