I work as reception for an EXIT real estate franchise brokerage. We are currently trying to clean up the systems and update the office. I have been asked to create a checklist for activating new agents and for deactivating them should they choose to leave. Anyone who has ever worked in a brokerage, or preferably run one, if you could give me the things you think need to be on the checklist, that would be great. I realize that not every office is the same, but any help would be great. It is difficult creating the entire checklist off the top of your head :), more 
and how to change estate property left in will to me? my siblings and I was left property by aunt, that stipulated a living estate to my uncle who is now deceased. how do i transfer property to myself as administrator of estate., more
and Now, my roommate is becoming a safety hazard! Am I doing the right thing to request to have her removed? I ask a previous question about kicking out a roommate and I’ve been doing research about how to get to kick your roommate out. But from what I have seen I don’t have the authority to do it I was advised to address the issues,. I wrote her a letter, stating the 6 problems that we are currently having. I asked in this letter that she improves within the next 7 days or I will go to the leasing office to review the lease and work with our leasing agent to have her removed from the contract. I also stated that if I was to find drugs or witness drug usage I would report it because I will not put up with that crap.
The 6 problems I addressed in this letter were-
-Forgetting to turn off fire hazardous item (I.e hair iron, Oven)
-Leaving doors wide open or unlocked after leaving the apartment.
-Leaving electronics and lights on after leaving the apartment
-Disrespectful at night by entering and leaving the apartment continuously from midnight-4AM when I have to work in the morning
-Lack of responsibility, not looking for a new job to help pay her share in rent.
-Suspicions of possessing drugs and drug use. (My brother noticed suspicious behavior when he came over and when he was leaving he noticed she and her â??friendsâ?? ran into the apartment and flipped the light off when they saw him. Heâ??s an Officer and just got off duty and was checking up on me since I have been complaining about my roommate recently. He said that this behavior is something I need to be aware of)
Yesterday I went out for a few hours to pick up a friend for the 4th of July weekend at the airport and it took about 2 and a half hours. When I got home the oven was on and smoke was coming out of it. There was nothing in the oven and I had to open up the windows so the smoke alarm wouldnâ??t go off. I texted her and asked her why she left the apartment with the oven on and she just said â??Opps,â?â?¦she also leaves her hair iron on for hours and I had to start going into her bathroom to turn it off. And Indiana is very strict at fire hazards within apartments because that puts over 200 tenantsâ?? life at risk. What do you guys think? Am I doing the right thing? Or should I approach this differently? I thought that if I have the issues down on paper that if I was to go to the leasing office if she refused to move out, that it will make things smoother.
That is a good question, to make her pay half of the rent and I pay the other half in seperate bills but I’m affraid if I do that we will both be evicted.
I’m thinking about going to the leasing office and ask to get a 1 bedroom apt but I would loose that $250 deposit. Must I add too that I paid all deposits including utlitites. And she didn’t give me first month’s rent either.
We are both on the leasing but I’m on the lease as the person with the income. I just don’t know what to do. I really, really regret moving in with her.
It is a 12 month lease and we have been here for about 3 months now. We lived together in another apartment complex with another roommate. When the 3 bedroom lease was up we downgraded to a 2 bedroom. During that time period she started to change. I know that I can’t do anything about the drug issues unless I get evidence but suspecting is a horrible feeling. She had admitted to doing drugs in the past and she’s been influanced to do it with her new friends.
I really just don’t now how to go about this if she doesn’t move out willing and I know that she wont. (she has nowhere to go). I was hoping I could scare her with this statement that. A. she will change B. move out. I asked my brother to start stopping by more often after work hoping it was scare her out. Ugh! The way the lease is started, it just says the office must be informed if someone moves out and the remaining person pays rent. Nothing about kicking someone out.

Condo association dues increase, is there anything homeowners can do? At the condo. association meeting last night, our association proposed a new budget that includes a $500 quarterly increase in association fees!
Is there anything homeowners can do to prevent the board from approving these increases?
I do go to the board meetings, that’s how I found out about the increase last night.
I go to the board meetings and what the people say doesn’t seem to matter. The board just does what it wants. One person passes the motion, another board member seconds it, then all 3 of the board members approve it without regard to what the community has to say.
It’s not about building up reserves because we are not contributing to our reserve fund this year!!! 50% 1 of the association property owners will vote to approve that. If we were contributing to reserves, I can’t even imagine what our increase would be.
