and Can someone tell me what this mobile home would cost me, there are 2 different ones? 1. A 4 bedroom doublewide, new, with a small lot (just guess on the size of the lot for me) the only extras would be one bedroom firnished and the living and dining areas furnished. Also would get kitchen appliances. The size of the mobile home is 16×80
2. Would be a 5 bedroom (it looks like a doublewide but its big so it could be a modular I guess) one story, 2000 square feet (I think) with one bedroom furnished, kitchen appliances, living room, den and dining room furnished. On a lot (just guess on lot size – it would be big enough for the home and then a small yard on both sides.
Additional Information: Credit Score is around 600 because no credit has been established. The person has a down payment of about 3000.00 can probably get more if needed. No co-signors are available. But the person has an income of about 2500.00 a month.
She done the application online today and the place called her to complete the application but they cant tell us for a few days. We are just trying to figure out what her payments would be but we dont know the price of the home. She needs a large one because she has 3 children of her own and 2 step sons. Do you think that she can even get approved? The company is trying to rush the application for her because they said she could get that 8000.00 home buyers tax credit before dec. Just let us know what you think.

and What are my tenants thinking?! It is long…I copied a letter…plz read whole question!? I had an incident with a guest of a tenant. I gave a notice to the tenants today which is as follows:
Tenant(s):
This notice is in regards to an incident taking place on July 14th, 2009. This incident took place on the porch of Apartment 1 and involved your guest, Sean.
A description of the incident is as follows:
Sean and Bri were visiting with Jess on the porch. There was some type of conversation between Skylar and Sean, where Skylar told Sean to leave his porch. When he did not leave, Skylar began kicking at him. Sean then kicked a can out of Skylarâ??s hand. He also took off Skylarâ??s shoe and threw it off of the porch onto the gravel by the road. He attempted to remove Skylarâ??s second shoe and in doing so hurt Skyâ??s foot.
As stated on Page 7 Paragraph 1: â??Tenant is not to touch (abuse) any pet or child not belonging to them. Guests are also to abide by the lease. Failure for a guest to follow rules of the property, will result in a restraining order banning guest(s) from the property.â?
Skylar is what is considered a difficult child, due to previous traumas he has suffered resulting in speech delay and behavioral issues. Having an adult behave the same way a 5 year old does is not acceptable. These particular behaviors towards Skylar do fall under the category of abuse and could result in criminal charges.
To note, this incident in no way effects tenants or their unit. This is a final warning of Seanâ??s behavior. Should another incident occur, he will legally be banned from the property and as previously stated, possibly face criminal charges. Lastly, guests are bound by the same rules as stated in tenant lease.
Now, the tenants are very angry. Why? Can someone please explain their way of thinking? They are good tenants and easy to work w/ I didn’t want to evict or even give them the warning bc I didn’t want to ruffle feathers and lose good tenants I am just a bit baffled.
Sean is a 19 yr old friend of the tenants children, Bri is the 15 yr old daughter of the tenant, Skylar is my 5 yr old nephew, and Jess is my sister who lives in the building. Apparently they were visiting outside Jess and Bri went in the house for a min to get drinks and thats when this all happened….thought on tenants thinking plz.
I just wanted to add that this is a last warning bc sean has behaved this way before. He has actually come out and said he hates Skylar bc he acts up sometimes.
Skylar behaves fine (my sis was in an abusive marriage. Sky was both physically and sexually abused by his father). If he is provoked he responds by hitting kicking punching etc. bc that is what he was taught but when his behavior is reacted w/ the same behavior is makes the situation 10 times worst. he then is harder to control bc he bcomes angry and goes into a frantic fit.
We have explained this to sean previously when he tried to ‘discipline’ Sky. This is the 2nd incident I know of.
I understand why they r mad but the tenants were told that he would receive this warning should it happen a 2nd time. They r lucky it was just a warning and not a restraining order….so why would they be angry? I thought it was actually nice of me, more
What should I do about my current mortgage? I am currently tied up in a mortgage loan with my current residence. I have been looking to purchase another home, but I am unsure what to do with my current residence with the market being so poor. Would my best option be to rent the home, sale on a land contract or just wait until I sell the home to move forward with purchasing another home. Would a bank even loan me the money for a new home with a mortgage in my name already? I don’t know what to do….HELP., more
and Why do realtor commercials insist on pronouncing realtor as annoying as possible? It is really annoying. They insist on saying “real-TOUR” as annoying and pompous as possible. I try to avoid using realtors whenever possible because of it., more
