can't pay my rent/sublet….?

so- i’m flat broke. the job market is very tight, i’m a student and my lease is up for renewal on august 1st, i couldn’t find a job this summer so i have no money to pay for rent for august. so, i have been looking for another place to live and into subletting. i have replied to numerous ads looking for roommates within my price range that fit my needs, absolutely no one has gotten back to me and i am putting effort into my e-mails. so i am looking into subletting as i got a few promising responses to my ad. i am showing it tomorrow. the only problem is that my current lease doesn’t allow subletting. and my landlord has taken FOREVER to get me a new lease for august. i still don’t have it. and within three days, a lease can be voided. i don’t want to ask to sublet before he gets me a lease and have him not want to renew and asking RIGHT before the end of the month looks really bad and he may then have the right to void my lease. whereas i feel i would be better off to just pay my rent late, like two weeks late and stay here, as i have done so before and going through the eviction process is just too time consuming and a waste of money so i know he wouldn’t do it. however, i’d like to have rent in on time, and save the money for august – aka subletting. i previously didn’t think it would be a problem. but my landlords daughters, husband who does the maintanience has been here at lease twice a week, whereas i have lived her in two years, i was lucky if i saw him who is the only one who ever comes by, twice a year. now he’s here all the sudden doing work in the yard so i don’t want to get caught illegally subletting. my other option is asking if he is willing to let me use my security deposit as my rent for the month, and pay him back the money interest in september when my financial aid comes in.
what do you think is my best bet?, more

and how do I buy an apartment building if I cannot afford the down payment?  I live in California and looking specifically at duplexes. Price ranges from 200,000 to 680,000. I have about 15,000 saved up and I’m trying to spend it. Also, how do I go about getting a loan?, more 

What should one consider when renting from independent landlords? Everyone always looks at tenants!?  People are always looking at tenants and making them out to be the bad guys. Well, landlords are and can be kind of creepy too. I got taken by a haolo who advertised $1200 for rent and then upped it and he wrote his own contract. He said he would clean up around the place before I moved in. I gave him the money, he gave me the contract “shaft” – and then even before the month was out he gave me 5-day notice saying that I owed him more money for the deposit. I said OK wait until I get paid and he said – no, you have to move in 5 days. I am trying to check the laws in Hawaii but this state is a haven for scammers and seems to support them in their misdeeds. In addition, I am reading my lease and it says landlord is suppose to give 48 hour notice before showing up and this guy is around here all day. Every time you look up he is running around. Absolutely no privacy and what do you do about that? Wow, you feel helpless. I am going to do something though because he has all of our money and now wants us to move — to the streets?
I tried working with some of the real estate agents here in Hawaii and some didn’t call back, was not professional and was extremely unfriendly when you wanted to rent and not buy. Maybe it was a fluke but I think this is a bad way to do business. HI you really don’t have my vote as a friendly state. Humid weather, cold hearts., more 

and Help. I have sold a property and purchased a new one at auction but my sale had fell through!?  i have purchased a new property on auction and was aiming to pay from selling my previous house. The buyer has since pulled out and i now only have 14 days to complete the transaction and pay for the new property but have no funds to do so. I have tried to get a morgage but i am not earning enough money, i have attempted for a bridging loan but had no such luck! Any advice on how to resolve this will be much appreicated, more
