Breaking a rental lease in PA?

I have a tenant that broke the lease agreement on my house in PA. My question is even though they broke the lease and told me to keep the security deposit are they still liable to pay the rent till I rent the house out?
There is 6 months left on the lease and on 8/7/09 they called me and told me.
They did not pay for this months rent and told me the 10th they will be out.
They also said that they looked over the lease and said they just lose their security and that’s it. The only statement I found on the lease we have states ( After execution of this lease, should the lessee quit the lease, lessee will forfeit security deposit.) Does that mean they can break the lease and all I get is the security or are they still obligated to the 1 year term of the lease, more 


and how do I cancel a civil lawsuit filed in California?  Civil lawsuit, filed less than 30 days ago. The person initiating the lawsuit has reconsidered, what paperwork needs to be filed?, more 

and how do you find what bank holds a note on a foreclosed house?  , more 

how strict are hud inspectors. going through a 203k uninsured program?  I ve found a house listed by HUD and i was wondering how strict inspectors are for the 203k unisured program, if a inspector writes in the disclosure that a surface is uncleanable or dented would it need replaced. i’m not a insured contracter and i have to go with the 203k i was hoping to do the some renovations on my own. Some renovations included kitchen and bathroom. if the inspector says the conditions are uncleanable, could i replace them or do i have to have a licensed contractor do ALL the work??, more 

and What things are NOT covered under seller contributions toward closing costs?  I am in the process of buying a home where the sellers contributed $6K toward closing costs. What I am not sure of is what isn’t covered by that $6K? Does it cover the loan origination fee, flood cert., loan discount fee, and all that stuff?, more
