Dissatisfied with my mortgage broker, what can I do?  In June my husband and I began looking for our first home, we went to a mortgage broker and got pre-approved. We wanted a 30 yr. FHA loan with 3.5% down. We found a modest townhome for $98,000 and paid for 2 appraisals, an inspection and gave them $1,000 in earnest money and were told everything was fine till 3 days before closing day.
Our broker told us that we couldn’t get financing. First she said it was because it was a FHA loan they require all homes under one year old and never lived in to be covered by a builder warranty if we wanted to put 3.5 and in order to get around this we had to put 10% or more down. We can afford to do this, it’s just not what we were planning to do at all. That money was supposed to go toward furnishings and some improvements we wanted to do to the house. Her first solution was to get a seller held second mortgage for the additional 6.5 % which was shot down by the underwriter so she told us to try to borrow money from family or friends. Then the next day she calls me and says that it was all a lender issue and if we switched lenders we could get back to our original plan and gives us a new closing date of a week and a half later (would have been this Monday). Yesterday she informs me that again we cannot get financing unless we put 10% down. And is back to original excuse of it being an FHA regulation.
Now if we put 10% down that’ll drain our savings alot more than we we wanted. And we feel we can’t walk away or we lose all the money we’ve already put into this house, about $2200 total (Also because of how our realtor wrote the contract we may not be able to get our earnest money back.) I want to know if theres anything we can do to get that money back if we decide not to purchase this house. I feel our loan was mishandled.
1. She told us it was a new FHA reg. We asked 3 people about this (including a real estate attorney) and were told it’s true.
3. Actually when we were shown the home she told us it was under warranty. I know now our realtor is a complete idiot and regret ever using her. : ( And we were more than willing to buy a warrenty ourselves, but were told it had to come from the builder, Lennar in this case. But when we asked about this they told us their lawyers advised them not to. I believe this stems from the fact that a 3rd party company bought about 15 units from Lennar in this community w/o warranties and they are who we’re trying to buy the home from.
5. They were recommended to us by a coworker who said she had a good experience with them. I suspect in this case the particular agent we got is just very bad. Though she said she’d been in the bussiness for years. We’re looking to for a new lender now., more 

and Moved into a forclosed home not knowing it was forclosed.?  My family and I moved into a foreclosed home. We didn’t realize it until two night ago when my husband was arrested for trespassing. He is currently in jail and I’m homeless with all are personal belongings at the house. We were given the Keys and gate code to the home by the supposed owner. Now the actual owner is making threats and harassing me when i tried making arrangements with him to move our things out of the home. But he saying his going to hold my family and I as a collateral and is saying he is finding all these items that I know we would never have in kept in the home or have nothing to do with… He is lying and making threats. Apparently this suppose owner (whom gave us the keys) owes the actual owner a lot of money. It’s complicated and I don’t know the story behind all of this. What is my rights and can I legally move my things out of the home? Does this owner has the right to keep my things?, more
