			<content:encoded><![CDATA[<p>I have a tenant that broke the lease agreement on my house in PA. My question is even though they broke the lease and told me to keep the security deposit are they still liable to pay the rent till I rent the house out?<br />
There is 6 months left on the lease and on 8/7/09 they called me and told me.<br />
They did not pay for this months rent and told me the 10th they will be out.<br />
They also said that they looked over the lease and said they just lose their security and that&#8217;s it. The only statement I found on the lease we have states ( After execution of this lease, should the lessee quit the lease, lessee will forfeit security deposit.) Does that mean they can break the lease and all I get is the security or are they still obligated to the 1 year term of the lease, <a href='http://link.gs/lnR7' rel='nofollow'>more</a>&nbsp;</p>

<p>how strict are hud inspectors. going through a 203k uninsured program?&nbsp;&nbsp;I ve  found a house listed by HUD and i was wondering how strict inspectors are for the 203k unisured program, if a inspector writes in the disclosure that a surface is uncleanable or dented would it need replaced. i&#8217;m not a insured contracter and i have to go with the 203k i was hoping to do the  some renovations on my own. <p>Tenant did not pay rent because of repair problems?&nbsp;&nbsp;My roommate did not pay me rent. I served him a 3-day Notice To Pay Rent Or Quit. After it expires, my roommate still did not pay and would not move out. So I started the Unlawful Detainer suit at Court in order to get him out. But he countered that he didn&#8217;t pay rent because I have breached the warranty to provide habitable premises (stove and oven don&#8217;t work, not heating, no hot water, cockroaches, mice, unclean premises, etc.)<br />
It&#8217;s bogus because I maintained my home spotless and everything in the house works fine. Before the 3-day notice, he never told/wrote me about those repair problems nor asked for repairs.<br />
For countering at Trial, what statements/hard evidence should I use?,&nbsp;<a href='http://link.gs/qJC6' rel='nofollow'>more</a>&nbsp;</p>

One is very newly renovated, right price, have to pay Gas and Electric, but otherwise great.  Only problem is they want either a $500 security deposit or to use an $88 bond.  I know the differences between the two, but don&#8217;t know how much trouble I could end up being in going with one over another if the apartment tries to scam me somehow.<br />
I could make the $500, but that&#8217;s a lot when the other place I am looking at is $150 security deposit, and cheaper monthly.  Just further from work, kind of outdated, etc.<br />

It stated my Bic / swift Number and my iban number and my banks name (HSBC) Banks name. They had all the information, but what I want to know is how long does it take to transfer x ammount of euro&#8217;s from a french bank to my HSBC bank in the UK? so far it has been 2 clear working days.<br />

I, on the other hand, have really good credit, however since I am only 20 years old, I am worried I won&#8217;t be able to get a loan. We have about $16,000 for a down-payment. My other dilemma is that I only make about $500 per month, so our mortgage would be mostly paid by him, but once again, the loan would be in my name, and I don&#8217;t think a bank would be willing to lend to me if I only made that much. Can anyone help me out with this?
